Front:

East – Glass suspended façade, aluminum profiles façade system “REYNAERS CW 50”, powder coating in color 49 7G21, with details “FIBRE C”;
West – aluminum windows “REYNAERS CS 77” powder coating in color 49 7G21, silicone structural plastering with details “FIBRE C;

North and south – aluminum windows „REYNAERS CS 77“ powder coating in color 49 7G21, with details “FIBRE C”;

Details of “FIBRE C” respectively in color Liquide Black, surface FE Ferro Light; color Polar White, surface FL Ferro Light; color Ivory, surface MA Matt;

Basic glass windows for the object are Guardian Sun Guard SN 70/30 and tempered transparent glass 10 mm thick.

Roof:

Unused flat roof – thermal insulation XPS, steam insulation and two layers of bituminous hydro-insulation of Buesscher & Hoffmann – one layer Buesscher Baruplan KV E 45 K 4 mm without gravel strew, Buesscher Baruplan KVD E 45 K 4 mm with gravel strew.

Common parts.

Ground floor: 

  • Walls – reinforced steel structure and masonry 25cm, plasterboard coating in front of the wall by the system of RIGIPS with final latex coating;
  • Floors – cover of polished granite, color G 654 (dark grey);
  • Ceiling – suspended ceiling of plasterboard by the system of RIGIPS with final latex coating;
  • Lighting – according to the architectural project;

Floor lobbies parts:

  • Walls – reinforced steel structure and masonry 25 cm, coating in front of the wall by the system of RIGIPS with final latex coating;
  • Floors – cover of polished granite, color G 654 (dark grey);
  • Ceiling – suspended ceiling of plasterboard by the system of RIGIPS with final latex coating;

Elevators: 

Highly technological, comfortable and quiet electrical elevators “OTIS GeN2 PREMIER” powered by means of steel belts with polyurethane coating, without machine premise; provided for 8 persons and with loading capacity of 630 kg; with stoppage points on every floor /including the underground floors/, speed 1,75 m/sec; two-panel telescopic doors with infrared protective screen; luxury cabin of stainless steel; cabin floor cover of polished granite; LED lighting at the corners of the cabin button block; parapet around the button block and the back corners of the cabin, and also guardrails at the button block, against it and under the mirror.

Basement / underground parking and service premises/:

  • floor – flooring made of ground concrete
  • walls – plaster with latex finish
  • ceiling – made of pre-fabricated ferro-concrete slab

Sewerage installation:

Drainage network of air conditioning units and gas boilers will be included in the sewage system of the building. 
Executed is a system of drainage collectors HL, drainage grids ACO and PVC pipes for conveying of all storm water quantities.

Electrical installation:

For the underground floors, it is provided to install separate electrical distribution boards. The electrical installation is executed to the degree of protection IP 44. It is foreseen to provide on-duty and evacuation lighting. Working lighting is switched on by means of motion detectors (PIR) and contactor. Ventilation is operated by means of time-relay. All the lighting fixtures are of the fire safe type and have the respective certificate.
A system of video surveillance is executed along the periphery of the building and the access approaches to the living entrances and the basement.

Lightning protection installation:

The object is of III category of lightning protection. In order to avoid direct and indirect lightning strikes on the building, it is foreseen to provide a lightning protection installation.

Earthing installation:

Earthing installation is the basic element for each electrical installation. It is installed with the view of limiting of high voltage and leading in the ground of the high electrical load, which could occur in case of hitting of lightning or any commutation processes on the energy system. Earthing system eliminates or limits the risk of damages in the electrical system and in this way it protects people and equipment from the dangerous voltage loads.

Ventilation 

Air exchange in the building is organized in such a way, so as to provide sanitary and hygiene norms of micro climate and air purity. For the premises with the possibility for direct air ventilation, mechanical ventilation is not provided.

In all warehouse premises in the apartments and in the commercial premises – shops etc., there are foreseen to install suction household fans with a valve, which are operated from the lighting switch.

In case of high level of smoke pollution or calorification (fire), it is foreseen to install an emergency ventilation system on all staircase cells and elevator cells with the view of providing of free evacuation.

For both garage levels there are provided working suction installations, which throw away dirty air to the open space and green areas. Compensating fresh air enters freely through the two garage doors. 

In case of emergency situation and a signal, provided by the fire alarm system or by hand, emergency air suction and/or delivery blowers for each specified fire-fighting area.

Video surveillance and control of access

A system for video surveillance and control of access, covering the periphery of the building, living premise entrances and the access to the basement levels through the inlet ramps.

Fire alarm installation

In the staircase cells of the living premise entrances, as well as in the basement levels, it is foreseen to execute fire alarm system. The Control plant of the PI installation Detectomat will be installed next to the security checkpoint of entrance A. In the staircase cells, thermal conventional sensors should be implemented, as well as manual buttons, conventional sirens for internal installation and external siren with a lamp.

By the order of the Investor, in the basement floor there will not be allowed vehicles with gas power installations (methanol) installations.
